When is a Boundary Survey needed?
A survey is strongly recommended before buying, subdividing, improving or building on land. Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute can be avoided.
What is the difference between an ILC and a Boundary Survey?
An ILC is not a survey. It is merely a surveyor's opinion that the the buildings and major improvements appear to be located on the property described in the deed. Many lending institutions require this inspection to check for obvious problems with the parcel such as encroachments, zoning violations and the need for flood insurance, but it does not determine whether the boundaries described in the deed are correct.
A few things to have ready when asking for a quote:Legal description of property. This usually comes in the form of, lot, block and subdivision name. Our research team will then do proper diligence with the appropriate City and County department to locate the plat, and easements across the property.
Address of property. This is needed to determine drive time to the property so we can give you the most accurate quote possible. With crews all throughout Colorado, your property is probably just a short drive away!
